+ What do I need to provide in order for my property to be managed as short term lets?
The Vivienda Vacacional Certificate is what you need. However, do not worry if your property doesn’t have it already, we can help you getting it thanks to our colleagues on the island. Once we have this certificate, we will register your property with the Guarda Civil, who needs to receive the guests IDs at every check in. We know this is a lot of work, so we deal with everything for you.
+ Which of my personal belongings can I leave in my property?
We always recommend that items of high monetary or sentimental value be removed. You may leave other personal belongings in your property provided they are stored away and leave sufficient space for guests to unpack their belongings.
+ How do you deal with guest damage to my property?
We would always advise that hosts should expect some light wear and tear, and encourage you to look into short letting insurance options. Moreover, we ask all of our hosts to lock away items of value that you want to protect. Due to new Spanish laws, but also for your peace of mind, we collect a copy of each guest’s identification document and, for direct bookings, we always ask for a damage deposit (to be paid back at the guest check out if there are no damages). The fear of having your property damaged is fair, but to tell the truth during our management we only had a couple of occasions when we had to retain the damage deposti from a guest.
+ How quickly can my property be listed on different booking websites ready to receive reservations?
We are usually able to list your property within 48 hours of receiving all the info needed and the photos. We also arrange a professional photoshoot of your property as soon as we start managing it. Moreover, we have a dedicated Channel Manager that keeps track of all property bookings using smart technology. This means there are no crossovers between stays booked on different platforms.
+ What happens to my existing bookings if I am switching from another management company?
TwentyFirst Living has previously managed hosts switching from our competitors, so this is a process we are used to. TwentyFirst Living will happily manage any existing guest bookings and incoming guest communications, as long as we can get the right access to your property in the right time frame. Once you sign up with us, all of your existing and future bookings will be managed under our management terms. Bookings can be carried over to us and calendar can be blocked for those stays. You can also still book your property for yourself or for family and friends, you just need to let us know a bit in advance.
+ How often can I stay at my property for my own use?
As often as you want, there are no restrictions. We will make sure your property gets booked as much as possible in the periods of time when you are not using it.
+ How do you manage to get so many reviews from guests?
Constructive feedback is so important for us. We proud ourselves to keep in touch with the guests before, during and after their stay, always asking them for their feedback and genuine opinion how what they liked but also on what we can improve to make their stay even more perfect. That’s why we receive more reviews than our competitors.
